国家党的房屋政策只对10%的新西兰人有用

国家党最近在房屋政策上搞的修修补补对于90%渴望拥有住房的新西兰人不会有任何帮助,也不会让房屋价格变得更让人负担得起。
我国房屋的可负担性已成为一个严重问题,急需采取一系列措施解决。我要看到首次购屋者能够买得起自己的房子。
针对动用KiwiSaver帐户帮助买房的首次购屋者,国家党改变了贷款上限,但这改变只对那些年收入达到10万纽元到12万纽元的家庭有帮助。而他们只占新西兰人数的10%。
相比之下, 那70%家庭年收入在10万以下的新西兰人却由于房贷限制被市场拒之门外――这都是拜政府和储备银行达成的协定所赐。
真正对首次购屋者有实际帮助的唯一途径,只能是一方面增加经济适用房的供应,一方面减少来自房产投机商的需求。
工党将会这么做。我们将在10年内建造10万个经济适用房,通过征收资本利得税、对卖屋给海外投机者加以限制等手段来打击房市投机。
没人会当真相信国家党对政策的修修补补能让我国的房价变得可以负担。
约翰基在房屋大事上玩跑跑抓,这可是一条漫漫长路。他已经眼睁睁看到房价急剧上涨,建筑许可出现下降之势,以及国家党在“欢迎回家贷款”的拨款项目上反复无常的态度。

Nats’ housing policy targets 10% of Kiwis
National’s latest tinkering with housing policy will not make any difference to 90 per cent of people looking for a home, and won’t make houses more affordable, says Labour Leader David Shearer.
“Housing affordability is a serious problem that demands serious solutions. I want to see first home buyers able to afford their own house.
“National’s changes to loan thresholds for first home buyers through KiwiSaver only help households earning between $100,000 and $120,000 a year. That’s just 10 per cent of Kiwis.
“In contrast, the 70 per cent of families earning less than $100,000 are about to be hit with mortgage loan limits that could shut them out of the market thanks to the government’s deal with the Reserve Bank.
“The only way to make a real difference to first home buyers is to increase the supply of affordable homes, and reduce demand from property speculators.
“That’s what Labour will do. We will build 100,000 affordable homes over ten years, and clamp down on speculation through a capital gains tax and restrictions on sales to overseas speculators.
“No-one seriously believes National’s tweaking will make houses more affordable.
“John Key is playing catch-up on housing and he has a long way to go. He has overseen sharply increasing house prices, a decline in building consents and National’s flip-flops on funding for Welcome Home Loans.
“Labour has a comprehensive package of policies to help Kiwis get into their first home. I won’t sit by as the dream of home ownership slips ever further out of reach,” says David Shearer.
